We want to welcome all you first timers to the City of Orange chapter of Letip International’s Blog. For those of you who do not know what Letip is:

“LeTip is a professional organization of men and women dedicated to the highest standards of competence and service. Our purpose is the exchange of business tips. Members will, at all times, maintain the highest professional integrity. Each business category is represented by one member and conflicts of interest are disallowed.”

We are a social network of business owners and business personnel that come together once a week to be each others sales force in the hopes to help each other make money and business connections. This blog is ment to keep our subscribers aware of what was talked about at our last meeting, events that this chapter of Letip plans on attending and being a part of, special announcements from our members and the services that they offer, and to show you why you should consider joining Letip today.

How this Blog Works

Wlikipedia.com defines a Blog as:

"A type of website, usually maintained by an individual with regular entries of commentary, descriptions of events, or other material such as graphics or video. Entries are commonly displayed in reverse-chronological order. "Blog" can also be used as a verb, meaning to maintain or add content to a blog.

Many blogs provide commentary or news on a particular subject; others function as more personal online diaries. A typical blog combines text, images, and links to other blogs, Web pages, and other media related to its topic. The ability for readers to leave comments in an interactive format is an important part of many blogs. Most blogs are primarily textual, although some focus on art (artlog), photographs (photoblog), sketches (sketchblog), videos (vlog), music (MP3 blog), and audio (podcasting). Micro-blogging is another type of blogging, featuring very short posts."

Elise.com defines Blogging as:

"the act of producing a blog".

So what does this mean for you? A blog is a generated website that you can provide information about topics such as service, discounts, testimonials and specials. This blog for the Letip of Orange will service as a place for its member's to post not only what they want people to know about their businesses, but allow them to post personal announcements, specials, items of interest and any other items that they will be presenting to the group.

Blogging is the process of creating several of these postings and as we continue to grow the number of articles for visitors and readers will be able to read our blog to see that this is a active group meant to help business and business owners make money.

Orange County Real Estate Broker

In last week’s Wednesday LeTip meeting, the group’s Realtor, Nancy Moeller, with Seven Gables Real Estate, talked about how to buy investment property in Orange and Riverside Counties with positive cash flow producing an excellent rate of return. Impossible just a few years ago, the market has shifted as both first time homebuyers and investors are pouring into the market to pounce on this opportunity. In fact, buyers are in heavy competition for properties that are generating over 20 offers within the first few days. Most of these properties are priced under $350,000 - the sweet spot for investment property when comparing price to lease rates. Nancy provided an example based on one of her actual clients who purchased a house in Corona for $339,000, put 30% down and leased it for $2,200 per month. They currently yield positive flow of approximately $500 per month with an 8.6% rate of return before appreciation.

Speakers in LeTip are given eight minutes on the meeting agenda to educate other members and guests so that the group is better equipped to refer the speaker business. The speakers rotate each week, giving each member ample time to train their “sales force” and learn about each other’s business.

Nancy has over 16 years experience in sales, finance and real estate. She is currently a Certified Public Accountant and Real Estate Broker with Seven Gables Real Estate. While Nancy does not practice public accounting (instead referring her clients to the group’s CPA, Bruce Nuttall), she does use her expertise to help educate buyers and sellers on the complicated tax implications of real estate.
